Project Description and Background: In 2023, Lakeview Middle School became one of the lowest scoring schools in the state. Greenville County School District began revamping the school including staff, equipment, and the facility. In early 2024 Lakeview Middle School's roof was failing with large leaks occurring in hallways and classrooms, providing another distraction from learning and potential health risks. Raymond Engineering-Georgia Inc. was contracted in February 2024 to design and manage the roof replacement project with the intent of completing the roof replacement by August of the same year, when the school would be reopening as newly elevated educational facility.
Scope: Roofing Consultants were hired to determine the causes of the leaks and failing roof system, and to design a replacement roof system to correct all possible conditions in the short 6-month timeline from beginning design to construction completion. Additionally, the project needed to meet the client's limited budget as the work was unanticipated. The existing 71,000 square foot roof system at Lakeview Middle School was a truly flat, coal tar pitch roof system. Ponding was present across the facility and numerous repairs had been applied and failed. The Consultant was to investigate causes of leaks and roof failure. Ponding was caused by a lack of slope, location of RTUs, and blockages of the drainage systems. Large leaks were reported throughout the facility and significant deck damage was expected. As the existing drainage system was designed for a flat roofing system, the design of a more complicated taper system was required.
Solution: The new roof system was designed as a single-ply roof system with 4 available bids to allow for the largest pool of potential bidders with the intent of reducing the cost through competition. Bidders could bid 60-mil PVC or TPO with an additive alternate for 80-mil membranes to allow for a longer lasting roof system if it could fit the budget. The roof system was selected based on cost, performance, and speed of installation. All drainage was replaced, and additional drainage was added to allow for a reduction in the cost of the new taper insulation system. Ortho-mosaic drone imagery was used to collect building measurements, including existing roof slopes, to ensure ponding areas were addressed in the new design. The design of the new taper system addressed all ponding areas and eliminated nearly all ponding. Significant deck replacement was included in the base bid for the project to prevent potential change orders.
Value: Consultants provided value to the project by evaluating, recognizing, and addressing the shortcomings of the existing roof system within the base-bid design, despite the minimal design timeline provided. The Consultants worked with the Roofing Contractor throughout the project for minor changes to the plumbing and taper design based on uncovered existing conditions to reach a solution without compromising design intent or functionality. The Consultant also assisted in coordinating roofing work with interior renovation work to prevent roofing from damaging completed work below. Consultants performed Observations frequently throughout the project and identified potential leak areas for rework. When leaks did occur the Consultant immediately responded to document causes and the repairs performed. After leaks occurred, the Consultant began providing nightly site visits to ensure nightly tie-ins and a watertight roof at the end of each workday. The Consultant performed a Moisture Scan at the completion of the project to ensure the integrity of the newly installed materials. Additional site visits and moisture scans were provided to ensure the completion of the project and the quality of the roof with no additional charges to the Owner. Through the hard work of the Consultant and the Roofing Contractor, no wet materials were discovered at the end of the project. The project was completed on time and within the Roofing Contractor's original bid.
